Due Diligence Reports

At Considerate Group, we understand that there is no one-size fits all transactional due diligence process in the hospitality sector, particularly being in mind purchasing and operations.

Bespoke Framework

Considerate’s ESG (Environmental, Social and Governance) risk reporting process helps asset owners, operators and investors identify and mitigate future sustainability risks, at both asset and portfolio levels.

We work with clients to create a bespoke due diligence framework, aligned to their preferred sustainability certification and tailored to their existing ESG strategy, as well as key internal and external data collection requirements.

Helping to Enhance ROI

By better understanding an asset’s ESG risk profile, it is possible to make a better informed investment decision, based on a clearer understanding of the capex and opex needs of the asset – to determine what balance of upgrades and enhancements offers the best RoI and most sustainable returns.

Aligned to Global Frameworks

Considerate Group’s risk reporting is aligned to, or benchmarked against, globally recognised criteria and frameworks. These include:

  • UN Sustainable Development Goals (SDGs)
  • GRESB
  • Sustainable Financial Disclosure Regulations (SFDR)
  • EU Taxonomy
  • LEED and BREEAM
  • Global Carbon Footprinting frameworks (including: GHG Protocol, HCMI)
  • Responsible Tourism Principles
  • Sustainable tourism certifications (e.g. Green Key International)
  • B Corp

Considerate offers two levels of reporting:

  • Operational energy & carbon risk review
  • Building efficiency risk review

Comprehensive ESG Risk Review

This report is targeted at portfolio managers to help them understand the performance of portfolio assets and identify potential stranding risk.

  • Provides an overview of the operator’s performance, highlighting key ESG strengths and weaknesses.
  • Performance is assessed against key sustainability criteria
  • The report can also include market-context risk, competitor analysis and opportunities for ESG-specific OpEx investment

Building Efficiency Risk Review

The Building Efficiency Risk Review is a desk-based evaluation of an asset’s infrastructure efficiency, focused on three key areas:

  • Building fabric
  • Building technical features
  • Historical resource consumption analysis

Sell-side Reviews

As well as buy-side reviews, Considerate also offers sell-side reports that help the vendor pro-actively address ESG issues in advance, to facilitate the sale process and help the seller maximise the sale value.
